From first call
You tell us the property, the rooms involved and what the space needs to do, and we arrange to see it before anything is priced or drawn.
We walk the space with you, take the dimensions that matter and note the services, access and building constraints, so the scope rests on what is actually there.
You get layout drawings, a schedule of the joinery and finishes, and a clear breakdown of cost, with any provisional sums named rather than buried.
One team runs the fit-out through to snagging and handover, and you keep a named contact for the first year should anything need putting right.
Who you are dealing with
Xterior Buildspace is the interior fit-out and furnishings arm of XTERIOR LIMITED. You deal with one contractor from the first survey through to the day you take the keys, rather than a chain of trades each waiting on the one before. That matters most in occupied buildings, where the order of work decides whether a project finishes on time.
Every scheme begins with measured drawings. We survey the property ourselves, record the walls, floors, ceiling heights and service routes, and only then put together the layout and the schedule of finishes. You see the drawings and the specification before you commit to a price, so what you agree is what gets built.
Furniture is made to the space rather than bought to fit around it. Our joinery covers reception desks, storage walls, kitchen units and fitted seating, and we set out the fixed elements alongside the loose items so that the two sit together properly. Where a client already owns furniture, we plan the fit-out around it.
The trades are managed under one programme. Mechanical and electrical work, partitions, ceilings, flooring and decoration are sequenced together, and you have a named contact who can answer for all of it. Site reporting is plain: what was done this week, what comes next, and anything that has moved.
Most of our work comes from clients who return with a second property or pass us on to someone else. We would rather tell you at the survey stage that a scheme is not worth doing than carry it through to a finish nobody is happy with.
Where we stop

On site
Most of our projects are carried out in buildings that stay in use, so the site is kept orderly, protected and quiet where it needs to be. The photograph shows a typical fit-out at the joinery and finishing stage.
